Hull, MA Real Estate: A Local Broker's Guide to Buying and Selling
Why Hull
Hull sits on the Nantasket Peninsula at the southern edge of Boston Harbor, with ocean on one side and the bay on the other. It's a town of about 10,000 people (2020 Census via Wikipedia) and the smallest town by land area in Plymouth County (Mass Civics). Where else can you watch the sun rise over the Atlantic, set over Hingham Bay, and take a boat to downtown Boston in the morning?
The Neighborhoods
Hull is so small that almost anywhere in town, you can throw a rock and hit the ocean. So buyers don't usually pick one neighborhood over another the way they do in Marshfield. The real question is where on the peninsula you want to be. The town lists sections including Allerton, Bayside, Green Hill, Hampton Circle, Hull Village, Kenberma, Pemberton, Rockaway, Sagamore Hill, Spinnaker Island, Strawberry Hill, Sunset Point, Surfside, Waveland and Whitehead (Town of Hull Street Guide).
- Hull Village and Allerton Hill: The village is the farthest point into town. Many homes here have views of the Boston Harbor Islands, and you're close to the ferry at Pemberton Point and to Hull High School. It's the historic part of town, with well preserved older homes and Fort Revere on Telegraph Hill (HullNext). Allerton Hill next door looks out toward Boston Light (HullNext).
- Kenberma: The heart of town, and Hull's walkable village center, with groceries, a pharmacy, hardware, dining and everyday services (HullNext).
- The Alphabets: These streets run between the bay and the ocean, so you get both. Watch beautiful sunsets over the bay, then walk to the resident beach for gorgeous sunrises.
- Green Hill and Gunrock: These sit at the beginning of Hull, where you first come into town. That means easier trips in and out, closer access to the commuter rail, the Hingham ferry and the highway, and less summer beach traffic to deal with.
There's also a ferry in Hingham at the entrance to Hull, so the boat to Boston is close no matter where you live in town.
Beaches and Things to Do
- Nantasket Beach is Hull's 3.5 mile barrier beach. The southern 1.5 miles is the state's Nantasket Beach Reservation, and the northern two miles is managed by the town (Town of Hull). The reservation has bathhouses, a pavilion, summer concerts and lifeguards in season (Mass.gov).
- The Paragon Carousel was built in 1928 and is the last remaining attraction from Paragon Park. It's one of fewer than 100 grand carousels left in the country (Paragon Carousel).
- Fort Revere Park sits on Telegraph Hill in Hull Village, with harbor views, historic fortifications and picnic areas (National Park Service).
- The Hull Lifesaving Museum is in the 1889 Point Allerton Lifesaving Station, looking out at Boston Light (Hull Lifesaving Museum).
Schools
Hull Public Schools has two schools: Jacobs Elementary School and Hull High School (Wikipedia). The high school sits at the end of the peninsula with a panoramic view of Boston Harbor (Boston Globe).
Getting to Boston
- By ferry: The MBTA Hingham/Hull ferry leaves from Pemberton Point and reaches Long Wharf in Boston in about 25 minutes. Weekday boats run all year, and weekend boats run in summer (HullNext). A one way trip is $9.75, and a monthly pass is $319 (MBTA).
- By train: The Greenbush Line stops at Nantasket Junction in Hingham, about 2.3 miles from Nantasket Beach (HullNext).
- By car: Route 228 takes you off the peninsula to Route 3.

What I'm seeing: Buyers are being more choosy. If a home isn't priced to be the best option in its price range, it will sit. In Hull, buyers have more homes to compare than in many South Shore towns, so pricing and presentation matter even more. The typical home had an accepted offer in 16 days, while 2 homes sat on the market for more than 90 days before selling.
What Hull Sellers Should Know
Flood zones. About 62% of Hull is in the 100 year floodplain, according to a Boston Globe analysis of FEMA data. If a home is in a Special Flood Hazard Area and the buyer has a federally backed mortgage, flood insurance is required (Town of Hull). Hull's flood control work has earned residents a discount on flood insurance premiums, so buyers should make sure it's applied (Town of Hull). Having an elevation certificate and a current flood insurance quote ready keeps a sale moving.
Town sewer and the sump pump inspection. Most of Hull is on town sewer, so Title 5 usually isn't a factor the way it is in Marshfield. Instead, the Sewer Department inspects for illegal sump pump connections at the time of a home sale (Town of Hull Sewer Department). If your sump pump drains into the sewer, have it redirected before we list.
Property taxes. The Fiscal Year 2026 rate is $10.81 per $1,000 of assessed value (Town of Hull).
Pricing by neighborhood. A bay view cottage in Kenberma and an ocean view home on Allerton Hill attract different buyers. When I prepare a market analysis, I compare your home to recent sales in your own part of Hull, not just the town as a whole.
